How a project runs, start to finish.
Five stages, one team, and a way of working that is the same on a small refurbishment as on a new building.
Understand it before pricing it.
We begin with the brief, the site and the constraints around it: access, neighbours, ground, services, planning conditions. From that comes a cost plan built on real quantities and a programme that shows the critical path honestly.
Where we join early, we help the design team test options before they are drawn in detail, which is when advice is cheapest and most useful.
Drawings that agree with each other.
Most problems on site were once gaps between drawings. Before work starts we walk the structure, services and finishes against each other, raise the queries, and fix the details that would otherwise be decided at the last minute by whoever is standing there.
Specialist subcontractor design is reviewed the same way, and samples and benchmarks are agreed before anything is fixed in quantity.
A site that is run, not just staffed.
A named site lead is responsible for the programme, the trades, quality and safety every day. Work is sequenced so that trades do not fall over one another, materials arrive when they are needed, and finished work is protected from the trades that follow.
Progress is recorded against the programme weekly, with photographs, and shared with the client without being asked.
Finished means finished.
Commissioning, inspections and snagging happen before the handover date, not after it. We walk the building with you, close the list, clean it properly and hand over the drawings, certificates, warranties and operating information together, in order, on the day.
Still here afterwards.
The defects period is part of the job. You have a named person to contact, and a response time we keep to. If something we built needs attention, we come back and put it right without a debate.
Four things we hold ourselves to.
Communication
One point of contact. Plain language. Weekly written progress, and a call the same day if something changes. You should never be the last to know.
Safety
Inducted, carded people; planned lifts and excavations; tidy sites; a culture where stopping to ask is always the right call. Our health and safety commitments.
Programme
A programme built from real durations, tracked weekly and re-baselined openly if something moves, with the reasons explained.
Cost
Priced from measured quantities, variations agreed in writing before they are built, and a monthly account that is easy to read.
